TOTAL CHOICE SELLING PLANS
THE FLEX LISTING
This plan allows the seller to get some marketing
assistance and transactional expertise without losing
control or the ability to sell it themselves. This
unique listing agreement allows the seller to sell their
house as a FSBO while Capstone Residential markets it
through the MLS to real estate agents. Your cost is a
$895 marketing fee at closing ($500 if paid in advance),
1/2% of the sale price of your home at closing, and a
co-op fee if and only if it is not sold as a FSBO.
FULL SERVICE FSBO
This plan allows the seller to sell as a true FSBO, but
not go it alone. Capstone handles answering all the
phone calls, showings, negotiations and contracts for
1.5% of the sale price. The seller is not obligated to
pay a co-op fee to the selling broker. We help you sell
without using the MLS for a total cost of 1.5%***.
FULL SERVICE PLUS
This plan removes all responsibility for managing the
sale of the property for the seller. The property is
marketed and managed by the Capstone Residential team
with the seller being kept up to date at all times. We
handle everything for 2.25% plus MLS co-op fee.
FULL SERVICE PLUS FOR LESS
This plan provides the same level of service as regular
Full Service, but for less money. The fee is reduced by
a full 1/2% in exchange for paying the first 1/2%
upfront, with the remainder to be paid at closing.
