If you're like most homebuyers, you have
two primary considerations in mind when you start
looking for a home. First, you want to find the home
that perfectly meets your needs and desires and
secondly, you want to purchase this home for the lowest
possible price. Well, we can help you accomplish both of

Here’s how it works…
You (actually only your future home
requirements are used, it is anonymous) will be placed
on our
VIP Buyer
Web Page. Future sellers view your
requirements before they list and determine if it is a
potential match to your requirements. When a match is
found, you get the house you wanted before others got
access to it.
Broker Incentive and Exclusive Buyer Brokerage
As a VIP Buyer, We can offer you Broker
Incentives. Through Florida license law we are able to
give you, a principal in the transaction, a broker
incentive. Many people confuse this with a “kickback”,
which is not permitted by law. A “kickback” is when a
licensed agent pays someone who is not licensed for a
referral or lead of someone who is buying or selling
real estate.
We offer Broker Incentives to you when
you help us find your home by doing your own research
and elimination of homes that do not fit your criteria.
Here’s how you get Broker incentives …
1. Immediately meet and interview an
exclusive buyer consultant on the Capstone team to learn
about
Exclusive Buyer Brokerage
and the Capstone Broker Incentive Program. After the
interview you will be asked to sign a Broker Incentive
and
Exclusive Buyer Brokerage
Agreement. The meeting will take about 45 minutes or
less.
2. You will receive automatic emails from our Instant
Buyer Notification (IBN) system. These emails will
contain links to new properties for sale that meet your
specified criteria. You can preview the properties
online before determining if it is a property that
interests you. You will not only be notified of new MLS
listings, but also FSBOs and unlisted properties. Our
tools are more advanced then the search tools available
with a guest membership on Jacksonville-REListings.
3. Buy a home wherein you have stated to all parties
from the beginning that you are using Capstone
Residential as your buyer agent.
Rules to Follow
1. If you are buying a Capstone home, you must state
your desire to use the incentive before negotiations
begin with the seller and sign this Agreement.
2. Do your share of the work to find the home within the
guidelines of the Incentive Program.
3. Capstone Residential honors the most current revision
of the Buyer Incentive Program only unless you have
previously signed a Buyer Incentive Program.
4. Allow Capstone Residential to set up showings for you
on re-sales and register you at new home subdivisions to
ensure that we are able to collect a commission and thus
give you a rebate.
5. Any listed home shown to you by a Capstone
Residential will entitle Capstone Residential to collect
the commission paid by the seller up to 120 days from
the showing of the home.
6. We will not write a contract without seeing the home
first.
7. Your incentive will be ready for you to pick-up or
mail 5 business days after closing.
8. There is no time limit. You may take as long as you
need to find your home.
9. Either party may exit this agreement at any time.
By signing this agreement you will be under an Exclusive
Buyer Agreement with Capstone Residential which means
that we are your exclusive real estate broker. State law
prohibits Broker from representing Buyer as a client
without first entering into a written agreement with
Buyer under Florida Statute 475.255
Our duties to you, our client, will include:
1. Confidentiality between you and our consultant
2. Expert guidance and advice about the resale potential
of the homes we see with you throughout contract
negotiation
3. Inspection evaluation and negotiation
4. Closing set-up, advice and review of settlement
statement
5. Comply with all applicable laws in performing its
duties hereunder including the Brokerage Relationships
in Real Estate Transactions Act, Florida Statute
475.255.
Your duties to us as your exclusive broker will
include:
1. Advising others that you are represented by Capstone
Residential
2. Searching and doing an exterior preview of homes that
interest you
3. Reasonable intent to purchase a property with good
will
HOW MUCH DO YOU GET PAID?
Up to 50% of the Broker
